01 · Floors before drives

Most towns around the lake call us about driveways. Troutman calls about floors — garage floors, shop floors and commercial floors, coated or polished. It is the one town in our service area where that is the leading question rather than an afterthought, and the page is arranged that way on purpose.
A floor coating is a bonded system, so almost all of its cost and all of its risk sit in what happens to the concrete before the first coat goes down. The slab has to be opened up mechanically — ground or shot blasted — so the resin has something to key into. Oil that has soaked in has to come out. Moisture rising through the slab has to be tested for, because it will lift a coating no matter how well the surface was prepared.
The alternative worth pricing alongside it is polishing, which refines the slab you already have instead of adding a layer to it. There is nothing on top to peel and no hot-tyre pickup — the trade is that you get the concrete's own character rather than a colour you chose.

02 · Coating, polishing or staining
Three ways to finish a floor
People ring up asking for a coating and sometimes want one of the other two. The slab usually settles it.

What rules a floor out of all three is movement. A slab that has cracked because the ground under it shifted will show that crack through a coating, a polish and a stain alike, because none of them is a structural repair. Long approaches. The further out of the lake towns you get, the longer the drives run, and length changes the work more than square footage suggests. A long approach needs a jointing plan set deliberately rather than a spacing habit, so the hairlines every slab develops land in the joints instead of across the middle.
Extensions, turnarounds and pads. On a deep lot the thing people finally tire of is backing the full length of the drive onto the road. A turnaround or a parking pad is usually a smaller job than expected, because it is a first-time pour on open ground — no tear-out and no haul-away, with the tie-in to the existing slab the only fiddly part.

Troutman is in Iredell County. The state rule does not change with the town line — the question is still whether the access itself is changing.
Replacing a drive in its existing footprint generally does not trigger an NCDOT driveway permit. Cutting a new entrance onto a state-maintained road, widening the existing one at the road, or changing how the property is used does. On the larger lots north of Mooresville a second entrance or a widening is a realistic part of the job rather than a hypothetical, and US-21 itself is a state-maintained road.
Town and county rules sit on top and are administered locally by Iredell County and the Town of Troutman. Interior floor coating work does not touch the driveway permit path at all; where a commercial floor forms part of a wider fit-out, the permit question belongs to that project rather than to us.
